List of all difficulties which can make the purchase process complicated in Hungary for foreigners and how to solve them.
Buying a home in Hungary is not very complicated, but for expats, it can be difficult. Do not worry, there is always a solution. I intend to draw attention, not to discourage you. On the contrary, I encourage you!
1. Finding the best location
Most of the people know Budapest and Lake Balaton, and the realtors advise them usually. It is reasonable because these are the most known and popular destination. I also can recommend them, but there are so many great places in Hungary. On the other side, it is very important to have local knowledge about cities and villages in Hungary. The quality of life in towns and villages are on a very wide scale. Some places might be advantageous financially, but unpleasant for living. The good news there is a lot of places where is great to live or holiday and still affordable, cosy and friendly.
Solution by the service
When the demands are described by the client, I make research about the most suitable locations. Then select a few potential properties and integrate them in a special rating system by demands and other circumstances (e.g.: infrastructure, public safety, privacy etc.).
2. Check the property on-site structurally
Find the best property requires a lot of time and energy. You need to check them one by one on-site personally. You probably will need a translator to talk with the owner, and you will need an expert if you are not familiar with building structures.
Solution by the service
I check every potential property on-site, therefore you do not need to check every property and organize a translator.
3. Legal circumstances
Checking up the legal circumstances of the real estate is essential to avoid really unpleasant surprises. It can happen that the seller “forget” to mention the mortgage, the other owner or other rights regarding the property.
Solution by the service
I apply for the official ownership documentation and check if there is any important to know about.
4. Language difficulties
In Hungary, the ratio of English speaking people is still very low (German, French, Russian, or any other even lower). Therefore there is almost no chance that you can do the full process without a translator. It would be silly to select properties only where the owner or the realtor speaks the same language as you.
Solution by the service
You do not even have to speak with anyone else but me to accomplish the purchase process. Of course, I can be the translator as well if you require it at some point.
5. Renovation costs
When you are between 2-3 potential properties, it is essential to make a study about the renovation costs of each property. To make a proper calculation you need to be familiar with the technical part (what and how need to be renovated) and the Hungarian material and working price.
Solution by the service
I will make an estimation cost by each property by your demands. Later on, I can involve reliable and professional contractors if required.
As you can see it is not very difficult, but all these things can be very unpleasant the purchase process for you. I intend to make the full process as easy and smooth as possible for you.
