In general, buying a house in Hungary is possible for foreigners, but there are few limitations.
Citizens of EU, Switzerland, Norway, Iceland and Lichtenstein
Citizens from these countries do not need any special permit. The process is the same as a Hungarian citizen and no limitations. Although there is a limitation except for agricultural property because that is limited to 1 acre. For the process scroll lower and skip the permit part.
Non-EU citizens
Non-EU Citizens will need to apply for a permit to buy property in Hungary. The permit most of the times accepted, mostly a formality.
The permit will be rejected if the person:
- expelled from Hungary
- wanted
- convicted
When the application form is filled it should be handed to the Land Administration. The procedure takes a maximum of 45 days and will cost 50 000 HUF (140 Euro).
The procedure
- Select the desired property, agree on the price.
- Check the legal circumstances. By the ownership sheet, it can be checked, that if there are any loan for the property, or there are other owners etc.
- Get a lawyer. For the legal documents, the contract of sale will require signed by a lawyer as well. The lawyer will hand the documents to the authority.
- Agree on the details of possession. The exact time of the moving out, the list of furniture and equipment which will remain etc.
- It is important to calculate with some extra cost over purchase price. When you buy a property in Hungary 4% of the purchase price has to be paid as a tax.
- Notifying the Land Administration about the purchase in 30 days.
- Notifying public utility providers about the purchase in 15 days.
